Sold Your Plot With a Big Profit? How Section 54EC Bonds Can Save Your Capital Gains Tax in 2026
3 min read
Not necessarily. Section 54EC lets you save long-term capital gains tax by putting your profit into specified government-backed bonds. Here’s how it works, how to apply, and what to check before you invest.

What is Section 54EC?
When you sell land or a building that you held for more than 24 months, the profit is a long-term capital gain. Section 54EC exempts that gain from tax if you invest it in notified capital gain bonds within 6 months of the sale date.
The new Income Tax Act, 2025 has renumbered the sections, but the exemption carries on. Most banks and issuers still call these “54EC bonds”.
Which bonds qualify in 2026?
Issuer | Minimum investment | Interest paid on |
|---|---|---|
REC Limited | ₹10,000 | 30 June |
PFC (Power Finance Corporation) | ₹10,000 | Annually |
IRFC (Indian Railway Finance Corporation) | ₹20,000 | 15 October |
HUDCO (eligible since April 2025) | ₹10,000 | 30 April |
Many older guides still list NHAI. NHAI stopped issuing 54EC bonds from 1 April 2022, so don’t count on them.
Key rules at a glance
Feature | Details |
|---|---|
Deadline | Within 6 months from the date of sale |
Maximum limit | ₹50 lakh, counted across the year of sale and the next financial year |
Lock-in | 5 years |
Interest rate | 5.25% per year (as of mid 2026) |
Interest tax | Taxable at your income slab |
Loan against bonds | Not allowed |
Credit rating | AAA |
How much tax can you save?
Say your capital gain on the plot is ₹40 lakh.
Scenario | Tax at 12.5% |
|---|---|
No investment | ₹5,00,000 |
₹40 lakh invested in 54EC bonds | ₹0 |
₹25 lakh invested in 54EC bonds | ₹1,87,500 (on the remaining ₹15 lakh) |
Cess and surcharge are extra, so your real saving is a little higher. Only the amount you put into the bonds is exempt. Whatever you don’t invest gets taxed as usual.

Step-by-step application process
Confirm your sale date. Your 6-month window starts on the date of transfer in the sale deed, not the date you received payment.
Work out your exact capital gain. Use the lower of 12.5% without indexation or 20% with indexation if you bought the plot before July 2024. You only need to invest the gain, not the full sale amount.
Choose the issuer. Rates are usually the same across issuers. Pick based on the interest payment date that suits you.
Apply online or offline. Apply on the issuer’s website (REC’s Sugam portal, for example), through a SEBI-registered bond platform, or through designated bank branches.
Complete KYC. Keep self-attested PAN and address proof, Aadhaar, a cancelled cheque, and your demat account details if you want the bonds in electronic form.
Make the payment. Pay by NEFT, RTGS, UPI or cheque to the issuer’s collection account. The money must be credited before your 6-month deadline.
Track allotment. Expect the bond certificate or demat credit in 4 to 8 weeks. Keep the allotment letter safe.
Claim in your ITR. Report the sale under capital gains and claim the 54EC exemption with the bond details.

Verification checklist before you invest
The issuer is currently notified and the bond series is open for subscription
Payment will reach the issuer within 6 months of the sale deed date
Your total investment stays within ₹50 lakh across this year and the next
PAN on the application matches PAN on the sale deed
You’ve saved the payment proof, application form and allotment letter for your ITR
You won’t need this money for the next 5 years

Is it right for you?
54EC bonds suit sellers who want to save tax without buying another property right away. The trade-off is low, taxable returns and 5 years of zero liquidity. If you plan to buy a house, Section 54F may save more. Compare both with your CA before deciding.
