Sale Deed vs Title Deed

Most buyers walk out of the registration office with their Sale Deed, assume the job is done, and file it away. That's the mistake. A Sale Deed and a Title Deed are not the same document. Confusing the two is how people end up owning a registered piece of paper that doesn't actually give them clean, usable ownership.

What is a Sale Deed?
A Sale Deed is a transfer document. It records that on a specific date, at a specific price, ownership moved from seller to buyer. It captures the transaction nothing more.
It gets created on registration day. It's stamped, witnessed, and filed at the Sub-Registrar Office. It proves the transfer happened.
What it doesn't tell you: whether the seller had clean, unencumbered ownership to transfer in the first place.

What is a Title Deed?
Title Deed is not a single document. It's a legal concept the cumulative proof that you are the rightful, uncontested owner of a property.
Your Title Deed package includes:
The current Sale Deed
All previous Sale Deeds in the ownership chain
Mutation records confirming Revenue update
Encumbrance Certificate showing no pending liabilities
Pattadar Passbook (for agricultural land)
Any Partition Deeds, Succession Certificates, or Court Orders relevant to the ownership history
A clean Title means all of these, taken together, tell one unbroken, uncontested story of ownership leading to you.
This is also what a bank evaluates before approving a loan against property. They're not looking at your Sale Deed alone they're looking at your full Title.

Sale Deed and Title Deed Verification Checklist
Work through both before considering any purchase complete.
Sale Deed Verification
[ ] Deed is registered at the Sub-Registrar Office and carries a valid Document Number
[ ] Seller's name on the deed matches their Aadhaar and ID documents exactly spelling included
[ ] Survey number, extent, and boundaries on the deed match the current Pahani and Revenue records
[ ] Sale consideration (price) is clearly stated not left vague or undervalued
[ ] Deed carries signatures of both parties plus two witnesses
[ ] Stamp duty and registration charges are fully paid verify via Document Number on IGRS portal
[ ] Property description matches physical boundaries on ground
How to verify online:
Go to igrs.telangana.gov.in
Click "Know Your Document Status" under Citizen Services
Enter your Document Number and Registration Year
Confirm registration status, stamp duty paid, and document details
Title Deed Verification
[ ] Pull a 30-year Encumbrance Certificate from IGRS portal all transfers in the EC must match your link documents sequentially
[ ] Every Sale Deed in the chain is registered unregistered agreements have no legal standing
[ ] Buyer in each previous deed is exactly the seller in the next no name gaps, no missing links
[ ] If land passed through inheritance at any point Succession Certificate or Family Tree Certificate from Tahsildar is present
[ ] All Partition Deeds have signatures of every legal heir daughters and siblings included
[ ] Any GPA-executed transaction in the chain is verified at the Sub-Registrar Office
[ ] Mutation is complete and current owner name in Dharani matches Sale Deed exactly
[ ] No court attachments, stay orders, or government acquisition notices on the survey number
[ ] For agricultural land — Pattadar Passbook updated in buyer's name post-registration
[ ] NALA conversion certificate present if land is being purchased for non-agricultural use
How to Verify Title Records Online
IGRS Telangana - Document and EC Verification:
Go to igrs.telangana.gov.in
For EC: Click "Encumbrance Certificate" → Enter survey number → Set 30-year date range → Download
For document verification: Click "Know Your Document" → Enter Document Number → Confirm registration details
Dharani Portal - Mutation and Ownership Verification:
Go to dharani.telangana.gov.in
Click "Land Details Search" → Enter District, Mandal, Village, Survey Number
Confirm current Pattadar name matches your seller's ID
Check extent matches your sale deed figure exactly
MeeSeva / Sub-Registrar Office - Physical Verification:
For GPA verification, previous deed copies, and certified document requests - visit the Sub-Registrar Office where the original deed was registered
Bring the Document Number and registration year for faster retrieval

A Sale Deed proves a transaction. A clean Title proves ownership.
Registration day is not the finish line, it's the midpoint. What comes after is verifying that everything feeding into that Sale Deed was clean, unbroken, and legally sound.
Run through this checklist before you sign. Run through it again after registration. The paperwork takes an afternoon. A title dispute takes years.
