Two ventures. Same location. Same price. Similar marketing. One sells fast. The other sits. The difference in most cases: one has a RERA number and the other doesn't. That number isn't just a registration formality. It's the reason serious buyers with serious money choose one project over another - every time.

What is RERA?

RERA stands for Real Estate Regulatory Authority. It's a government body established under the Real Estate (Regulation and Development) Act, 2016, specifically to bring accountability into a sector that historically had very little of it.

Before RERA, a builder could promise roads, parks, and amenities in a brochure and deliver none of it. No legal consequences. No recourse for buyers.

RERA changed that equation.

To get a RERA registration number, a builder has to submit the following to the government publicly:

  • Complete project details and layout plan

  • Land title documents and ownership proof

  • Approvals from all relevant authorities

  • Project timeline with committed delivery dates

  • Financial details proving capacity to complete the project

All of this sits on a public portal. Any buyer can read it. And here's the binding part a builder cannot sell a single plot or unit without updating that portal regularly. Timelines, construction progress, approvals all of it has to stay current.

Miss an update, fall behind on commitments without disclosure, misrepresent project details RERA gives buyers a direct legal mechanism to file complaints and claim compensation.

How to Check If a Venture Is RERA Registered

Don't ask the sales team. Check yourself.

Step 1: Go to the Telangana RERA Portal

  1. Go to rera.telangana.gov.in

  2. Click "Search Projects" under the Projects section

Step 2: Search for the Project

  1. Enter the Project Name or Promoter Name in the search bar

  2. You can also search by District and Mandal to find all registered projects in a specific area

  3. Hit Search

Step 3: Read the Project Entry

If the project appears:

  • Note the RERA Registration Number - format is P02400XXXXXX for Telangana projects

  • Check the Registration Validity Date - an expired RERA registration is as good as no registration

  • Check the Project Status - Ongoing, Completed, or Lapsed

  • Click into the project to see the full disclosure: land details, approvals, layout plan, and declared timeline

If the project does not appear - it is unregistered. No exceptions, no explanations from the sales team change that fact.

What Certificates to Check Once You Find the Project

Finding the RERA number is step one. Reading what's behind it is step two.

Layout Approval Certificate

  • Verify the LP Number (Layout Permission Number) on the RERA portal matches the physical approval document the builder shows you

  • Confirm the approving authority HMDA, DTCP, or Municipality matches what they're marketing

Land Title Documents

  • RERA requires builders to upload title documents publicly

  • Check that the survey numbers in the title documents match the survey numbers of the plots being sold to you

  • Look for any encumbrances or disputes flagged in the uploaded EC

Project Timeline

  • RERA disclosures include committed completion dates for roads, amenities, and infrastructure

  • Compare the declared timeline against current ground progress on your site visit

  • Significant gaps between declared timeline and actual progress are a flag worth questioning directly

Promoter Details

  • Check the promoter's previous project history on the portal

  • Telangana RERA shows all projects registered under the same promoter

  • If previous projects show delayed completion or complaints filed — that pattern matters

The RERA Verification Checklist

  • [ ] Project appears on rera.telangana.gov.in under Search Projects

  • [ ] RERA Registration Number is current not expired or lapsed

  • [ ] LP Number on portal matches physical layout approval document

  • [ ] Survey numbers in uploaded title documents match your plot's survey number

  • [ ] EC uploaded on portal shows clean status with no encumbrances

  • [ ] Project timeline on portal is consistent with current site progress

  • [ ] Promoter has no pattern of delayed projects or unresolved complaints in previous registrations

  • [ ] Any amendments to the project have been properly filed and disclosed on the portal

One More Thing: How to File a Complaint If Something Goes Wrong

This is the part builders don't advertise.

If a RERA-registered builder misses committed timelines, misrepresents project details, or fails to deliver promised amenities:

  1. Go to rera.telangana.gov.in

  2. Click "Complaint Registration"

  3. Submit complaint with project RERA number, specific violation details, and supporting documents

  4. RERA authority is legally required to respond and adjudicate

This mechanism exists only because the project is registered. An unregistered venture gives you no equivalent recourse just a civil court process that takes years.

That's the real value of the RERA number. Not just accountability going in. Legal recourse if things go wrong.

A RERA number means a builder stood in front of the government, submitted their paperwork, and agreed to be held publicly accountable for what they promised.

The absence of one means they didn't or couldn't.

Check the portal before you book. Verify the certificates behind the number, not just the number itself. And remember: an expired or lapsed RERA registration carries the same risk as no registration at all.

Five minutes on the portal tells you more about a builder's credibility than any site visit ever will.
